I can sum this up in one word...decisiveness. Yes, the ability to be decisive is directly correlated to "KNOWING WHAT YOU WANT". Sellers who know and understand why they've come to a decision to sell will often avoid petty reasons to back out of a sale. A decisive seller is going to be reasonable at all times throughout the process, which will often lead to a quick and seamless transaction. By doing so, the seller will avoid the possibility of their home becoming a sitting duck. Remember, the longer a home is on the market, the less desirable it becomes. This can ultimately mean a lower price for your home. I'm sure that is not what you want, right?

 

Step 2: Hire A Professional

 

So you don't want to pay a commission, huh? Well, let me ask you a question? Do you like paying a mechanic to fix your car? Probably not. We're all familiar with how expensive an auto repair bill can get. Yet, most of us wouldn't dare tinker with anything under the hood. " Contrary to popular belief, there's a lot more involved in the successful sale of a home. Many "do-it-yourself-ers" quickly find this out the hard way. Selling a home is a full time job and it takes a full time professional to give your home the attention it needs in order to attract the highest price possible. You do want the highest and best offer, right?

 

Step 3: Know How Much Your Home Is Worth

 

This step is pretty simple. You should come to know this after meeting with your Realtor. During this meeting, after conducting a walk through of the property, your Realtor should then discuss with you the value of your home through use of a comparative market analysis. This analysis will give you an idea of what your home is worth and what you can realistically expect potential buyers to pay. This is by far a much better approach than to use an often overpriced self assessment of your home. As humans, we tend to be a little biased when emotions are involved. Therefore, it's often very beneficial to consider the opinion of an unbiased professional.
